May 2026
Spring in the Okanagan, if you've been home you know it's been as warm as Hawaii lately! And with Mother’s Day weekend here this is a lovely time to enjoy the warm outdoors, blooming trails & gardens and longer evenings to socialize with friends and family. May always brings a wonderful sense of energy to our communities, and with this beautiful stretch of weather, it is easy to see why so many people love calling this vibrant valley home.
As in many areas of BC, the Kelowna and Central Okanagan real estate market continued to adjust in April 2026. Sales activity and new listings were slightly lower compared to April 2025, though prices have been showing upward movement in certain segments.
According to the Association of Interior Realtors, after years of tight inventory, listings—especially in more attainable price ranges—have rebounded from pandemic-era lows. The number of homes priced under $1 million has more than doubled, and inventory in the most affordable segments is now three to four times higher than at the height of the supply shortage. This increased inventory provides buyers with significantly more choice and improved access to the market.
Just below is a year-over-year performance breakdown for single-family homes, townhomes, and condos over the first quarter of 2026.
